3 Okanagan Home Upgrades Worth the Money Before You Sell

If you’re thinking about selling your Okanagan home this spring, you’re probably wondering where to put your renovation budget. The kitchen? A fresh coat of paint? That bathroom that’s been on your list for years?
Here’s what most sellers don’t realize: the most expensive renovations are rarely the ones that bring you the highest return. And some of the upgrades you might overlook are the ones that move the needle the most.
Before you start tearing things out, here are three things every Okanagan seller should think through in 2026.
1. Avoid the renovation trap. The biggest mistake I see is sellers pouring money into projects that don’t match the rest of the home or the neighbourhood.
According to the Appraisal Institute of Canada, a kitchen renovation can return between 75% and 100% of what you spend, and a bathroom upgrade is right there with it. But those numbers drop fast when you over-invest. If your home is appraised at $700,000 and you put in a kitchen more suited to a $2 million lakefront property in Kelowna, you’re unlikely to see that money back.
The opposite is also true. A low-end kitchen in a high-end home can drag your property’s value down. Appraisers call this the principle of conformity, and it matters more than most sellers realize.
And the worst trap of all? Starting a renovation and not finishing it before you list. Buyers walk through a half-done project and assume something’s wrong with the home. That impression follows them through every other room.
2. Win the first impression. This is where smaller budgets often beat bigger ones. According to AIC data, interior or exterior painting can return between 50% and 100% of what you spend, making it one of the highest-return renovations you can do. A new front door, fresh exterior paint, and tidy landscaping deliver strong returns at a fraction of the cost of a full renovation.
Curb appeal matters even more in the Okanagan, where buyers from Vancouver and Calgary are looking for a lifestyle move and forming opinions before they even pull into the driveway. If you’re in a wildfire-prone area like West Kelowna or parts of the North Okanagan, FireSmart-aligned exterior choices read as cared-for and protected, and they add reassurance at showings.
Inside, focus on the details that make a space feel cared for: new countertops, fresh cabinet fronts, updated light fixtures, and light, neutral paint. Replace worn carpet and clean up the yard. Buyers form an opinion in the first few seconds, often before they’ve stepped inside.
3. Choose your contractor carefully. Even the right renovation can go sideways with the wrong contractor. Ask friends, neighbours, or local Okanagan groups for referrals, and check the Better Business Bureau’s directory to verify a contractor’s history. In BC, make sure your contractor is registered with WorkSafeBC. Get at least three written quotes, confirm they’re licensed and insured, and ask to see photos of recent work.
Before any work starts, get everything in writing. A clear contract that outlines scope, timeline, costs, and payment schedule protects both sides.
