The Okanagan has entered a different chapter, and most buyers haven’t adjusted their instincts to match it. The frenzy of a few years ago, the bidding wars, the offers over asking, the pressure to waive every condition simply to stay in contention, has given way to something far more balanced. That shift creates genuine room to negotiate, but only for the buyer who understands where the advantage actually lies.

The buyers I speak with tend to be caught between two outdated reflexes. Some are still bracing for a fight that no longer exists and freeze at the thought of competing. Others overcorrect entirely, opening with a lowball figure on a home that was never going to move on price.

Neither posture serves them, because both are responses to a market that has already passed. In a balanced Central Okanagan, the advantage doesn’t belong to the most aggressive buyer. It belongs to the most strategic one. What follows are a few concrete places to find that strategy.

1. Understand the real numbers. Homes across the Central Okanagan are selling for roughly 96% of their list price on average. A realistic negotiation, then, usually lives in that range, a few points under asking, not the 10 or 15% off that some buyers walk in expecting. On a home listed around a million dollars, that difference is real money. But it’s a discount you earn by presenting as a serious, well-prepared buyer, not by insulting the seller with your opening number.

“In a market like this one, the buyers who do well aren't the most aggressive ones. They're the most informed ones.”

2. Pay attention to how long a home has been sitting. Homes are generally taking longer to sell these days, and there are plenty of active listings to choose from. So when you find one that’s been on the market well past that average, that’s your opening. A seller who’s been waiting two or three months is far more motivated than one who listed last week. That’s where the stronger negotiating position lives, and where I can help you spot it.

3. Remember that price is not the only thing on the table. This is the one buyers most often forget. Your subject clauses are worth just as much as the number. Subject to financing, subject to inspection, subject to reviewing the property disclosure: in a balanced market, you generally don’t need to strip these away to win, and keeping them protects you. Sometimes the smartest deal isn’t a lower price at all. It’s a fair price paired with the right conditions, a flexible closing date, or having the seller handle repairs. The whole package is negotiable.

Here’s the bottom line. In a market like this one, the buyers who do well aren’t the most aggressive ones. They’re the most informed ones.
