One of the first conversations I have with almost every buyer is about getting pre-approved. And almost every time, I hear the same thing: “I’m just going to use my bank. They know me, all my money’s there, and I’ve banked with them forever.”

That makes complete sense. If you’ve been a loyal customer for years, it’s natural to assume your bank will put their best option in front of you. That’s what loyalty is supposed to earn you.

Here’s the reality: Your bank absolutely wants your business, and they’ll do their best to help you, but that doesn’t necessarily mean they’re offering you the best rates, the best terms, or the best mortgage product available in the marketplace. They’re offering you their product. That’s a meaningful difference, and it’s why I almost always recommend buyers speak with a mortgage broker as part of the pre-approval process.

1. A broker isn’t limited to one lender. When you walk into your bank, you’re looking at one set of options. A broker often has access to the big banks, credit unions, monoline lenders, and alternative lenders. That means instead of one set of options, you’re potentially looking at dozens. And sometimes that can make all the difference.

2. One conversation changed what was possible for my client. I recently worked with a client who had banked with the same institution for years and even had her previous mortgage with them. When she approached them about financing her next home, they essentially gave her one option: get a guarantor. Unfortunately, that wasn’t possible for her.

If she had stopped there and only relied on her bank, she likely wouldn’t have been able to make her move. Instead, we connected her with a mortgage broker who explored additional lending options and ultimately secured financing through an alternative lender. More importantly, he was able to present her with multiple options so she could make the decision that was best for her situation.

3. Banks work inside a box. Brokers have room to move. Banks can sometimes be more black and white and operate within very specific lending guidelines. Brokers, on the other hand, often have greater flexibility and more solutions. That’s important if you’re self-employed, own a business, work on commission, or have a more unique financial situation. Some careers fit perfectly into a bank’s lending box, while others create challenges that a broker may be able to work through much more easily.

None of this means your bank is the wrong answer. It might well be the right one. The same thinking applies to almost every part of a purchase, whether you’re weighing an unusual property type or deciding when to make your move.
