Everybody thinks spring is the best time to sell, but is it really?

Spring does bring the most buyers. The weather warms up, people want to settle before summer, and activity picks up. That part is real. What sellers forget is that spring also brings the most competition.

When you sell, you’re at the mercy of what’s around you. You can be the best value in the neighbourhood one week and look overpriced the next, just because three more homes came on. With 50 listings hitting at once and only so many buyers shopping, it’s easy to end up selling for less than you hoped, while everyone races each other to the bottom.

But spring isn’t your only option.

Why a quieter season can work in your favour. Sometimes, selling during a less popular time of year, like the fall or even closer to Christmas, can actually work in your favour. Here in the Okanagan, we see it play out every year.

While everyone else waits until the new year to list, inventory tends to drop, and the buyers who are still out there are the ones who need to move. They have fewer options to choose from, they’re often more serious and more motivated, and sometimes they’re willing to pay a stronger price because they don’t want to miss out on the right home.

I know one of the biggest concerns people have is, “But I want my home photographed when it looks its best.” That one’s easy to solve: you can absolutely plan ahead. You can have your exterior photos taken in the summer or fall and keep them ready for when you decide to list, so you’re never forced into timing your sale around the weather.

It’s also worth thinking about which improvements are actually worth making before you list, because the right ones help your home show its best without overspending.

It comes down to your goals. At the end of the day, this isn’t me saying spring is a bad time to sell, because it can be a fantastic time. But I also don’t want anyone thinking that if they missed the spring market, they somehow missed their opportunity altogether. Every situation is different, every market is different, and timing should depend on your goals, not just what everyone else is doing.
