Using a BC Assessment to decide what your home is worth is a bit like using last year’s weather forecast to pick what to wear today. The assessment is yesterday’s weather report, while market value is what’s happening outside right now, and those two things are rarely the same number.

The biggest misconception I hear. A home gets listed above its BC Assessment, and people decide it’s overpriced, or it gets listed below, and they assume it must be a great deal. Neither read holds up, because market value isn’t set by the assessment. It comes from what buyers are actually willing to pay for similar homes in today’s market.

Appraisals and assessments aren’t the same. Part of the confusion comes from how similar those two words sound. An appraisal is completed by an appraiser who actually visits the property. They walk through the home and evaluate its condition, the quality of the finishes, the location, the views, and a whole lot more. From there, they compare it against recent sales to estimate the property’s current market value.

A BC Assessment does something different. It’s primarily used for property taxation, and it’s based on a valuation date from July of the previous year. The number on that notice is describing a moment that’s already well behind you by the time you’re reading it.

No one walks through your home. This is the part most people don’t take into account. BC Assessment generally doesn’t involve physically viewing a property’s interior when annual assessments are prepared. How can anyone accurately determine what your home is worth without ever seeing it? It’s a bit like believing a doctor can diagnose you without examining you, or judging a restaurant without ever eating there. When you think about it that way, it doesn’t make nearly as much sense.

I use BC Assessment constantly. Don’t get me wrong, it’s an excellent source of information, and I pull it all the time as a Realtor. It tells me the year the home was built, the lot size, the square footage, the legal information, and even the breakdown between land and improvement values.

What they can’t tell me. What an assessment can’t give me is what similar homes are actually selling for today. It doesn’t know whether the kitchen was just renovated, whether the home backs onto a busy road or has incredible lake views, or whether there’s deferred maintenance sitting there. Nothing on that notice tells me how the place compares to the homes that sold last week, and those are exactly the details that move a price.

The market sets market value. Buyers competing for similar homes are what actually decide the number. BC Assessment doesn’t determine market value. The market determines market value. That’s why I treat a BC Assessment as one piece of the puzzle rather than the whole picture.
