There’s a version of the foreclosure story everyone seems to have heard. A homeowner falls behind, the bank takes the property, and a lucky buyer swoops in and picks it up for half of what it’s worth. It’s a great story. It’s just not how it works here.
When buyers tell me they’re looking for the best deal possible, foreclosures are usually the first thing they ask about, and I understand the appeal. But before you start hunting for one, it’s worth understanding what a foreclosure purchase in BC actually involves, because the reality is more nuanced than the myth.
The 50% off idea is mostly a myth. Let me be clear: there can absolutely be good deals in foreclosures. I’ve watched buyers land genuinely great opportunities. But I’ve also seen foreclosure properties sell right at market value, and sometimes even above it. A foreclosure purchase today is not the free-for-all people picture.
When a homeowner stops making payments, and the lender takes over, yes, the lender wants that property off their books quickly. But they also carry a legal responsibility to show they did everything they reasonably could to sell it for fair market value. They can’t simply hand it off for a fraction of its worth.
The court has the final say on price. This is the part most buyers don’t know. In BC, a foreclosure sale has to go through court approval before it’s finalized. The court reviews how the property was marketed, and whether the price reflects fair market value, and if a judge isn’t satisfied that the sale reflects fair value, they can decline to approve it.
That’s a real check built into the system. So while there can be deals, especially on a property that’s been sitting for a while, there are firm limits on how low a foreclosure can realistically sell for. The romantic notion of pennies on the dollar is an American one. Our process is built to protect fair value for everyone involved.
As is, where is means what it says. Here’s the condition that catches buyers off guard. Foreclosure properties are typically sold “as is, where is,” meaning neither the court nor the lender guarantees the home’s condition. The lender has usually never lived there and can’t tell you what’s behind the walls.
These properties can come with hidden issues or expensive surprises you may not discover until after possession, when it’s too late to do anything about it. That’s why due diligence matters so much more in a foreclosure than in a standard sale. Going in with clear eyes and the right people looking the property over is what separates a smart buy from a costly one.
So foreclosures can create real opportunities, but they come with rules, risks, and realities every buyer should understand before jumping in. Done right, with the process understood and the property properly vetted, one can be a genuinely good move. Done blind, it can cost you.
